The use of the term “MLS”, an acronym for Multiple Listing Service, or “MLS Only” does not imply that we are a MLS but instead are providing a service to list your property with us so that we in turn can get your property listed in the MLS database. “MLS Only” Listing Service from Green Mountain Real Estate denotes that you, the property owner, fills out forms to list your property. It does not imply that you, as an unlicensed person, will be granted direct computer access to the Multiple Listing Service. Only a licensed broker and member of the MLS can access the Multiple Listing Service.

Additionally, Realtor.®Com and other web site utilized by our syndication partners may limit the types of properties they permit to be displayed. We do not have any control over what categories the MLS or any other site chooses to omit from its feed or what categories any of the sites choose to omit in their display.

Your listing should be available on all of the sites we syndicate to throughout the course of your listing agreement with Green Mountain Real Estate’s “MLS Only” Listing Service, however sometimes a send/receive relationship will change or terminate mid-listing. Therefore, should syndication be modified or cease in the middle of a listing agreement with Green Mountain Real Estate for reasons beyond our control, it shall not be a breach of the services or a misrepresentation of services. Any sites listed are typically registered trademarks of the site holder and we make no representation that we have ownership in any of these sites.

You may withdraw your listing at any time subject to the terms in our Limited Service Listing Agreement. However, a withdrawal may take up to three business days to process. You will also be required to e-mail the withdrawal form as provided by NNREN MLS Service. There is no fee to withdraw your “MLS Only” Listing Service. However, withdrawal of listings with the “Full Service” Brokerage Agreement may incur a $250 withdrawal fee. You many not  withdraw while an offer is in progress or the property is under contract.

The “MLS Only” Listing Service permits you, the property owner, to set the buyer’s broker’s commission rate. A competitive buyer broker commission is recommended and suggested, as in the event of an offer from an agent who is representing a potential buyer, there usually is an addendum attached to the offer to purchase your property specifying a specific commission percentage. If you are serious about marketing your property it is highly recommended you offer a competitive commission as it would be unfortunate to lose out on the sale of your property over a small percentage of the sale price. However, by law, all commission rates are negotiable.

This footnote, as well as the content on this website, are brief explanations of what is contained in the “MLS Only” Listing Service Agreement. In case of any inconsistency, the language contained in the “MLS Only” Listing Service Agreement shall supersede the website.

We believe our “MLS Only” Listing Service is competitively priced. However, we welcome the opportunity to match a competitor’s price based upon an identical offering. Based upon price and/or features we believe our “MLS Only Listing Service represents a great value to the For Sale By Owner community when compared to other similar offerings in our market area of Vermont.
