Why should you use our “MLS Only” Service?
- 86% of buyers are represented by licensed Realtors. These Realtors search for properties on the MLS exclusively….if you property isn’t on the MLS, you don’t have exposure to 86% of the market and that is missing out on over 3/4 of the potential buyers for you property.
- Most buyers (over 90%) start their search for properties online through websites such as Realtor.com. These websites take their property listings exclusively from the MLS. Using the MLS is the only way to ensure that your property is where most of the buyers are going to be looking.
- Many of the phone calls a For Sale By Owner gets are from agents who call wanting to represent them. Once your property is listed in the MLS system, these kinds of sales calls will disappear and be replaced by agents who want to show your property!
This is the lock box used by Realtors® with their “Supra® Key”. By choosing this option, you allow Realtors® to have access to your property without your presence. With this option, when a Buyer’s agent calls about your property you should encourage (insist) that the agent makes an appointment to “preview” your property with you so you can explain all the features of the property to him/her. Once the agent has “previewed” your property, then you can schedule an appointment for him/her to be able to access and show your property to his client without your presence. By not having you around while a prospective buyer is viewing your home allows the agent to fully discuss the features of your property with the his client and improves the possibility of an offer for your property . Additionally a report is created for you each time the electronic lock box is accessed so you will know when and if your property was shown by the agent.
Green Mountain Real Estate is pleased to provide this optional service and to help reduce the amount of paper consumed in a typical real estate transaction. By utilizing our “E-Doc” feature you can use “digital signitures” on most of the contract documents required to complete the transfer of your property and “go green” too!
